IKEA – ORLANDO PDF Print E-mail

IKEA OrlandoThe Lochrane team provided full land surveys, civil site design, off-site roadway design and all sitework permitting for the IKEA store in Orlando. The 308,924 SF store is located at the Millenia Mall situated across from Bloomingdale’s and Macy’s. Along with keeping close communication with the client, Lochrane interactively engaged in the day-to-day development initiatives to ensure the aggressive schedule remained on track throughout the design process. The Lochrane Civil Division began this project in March 2006, working closely with IKEA’s prime consultant for this project, Greenberg Farrow & Associates. As only the 2nd IKEA store to open in the state of Florida, the Orlando market’s high anticipation and demand for this project was evident throughout the design and on its grand opening day. In anticipation of IKEA’s grand opening, excited customers lined up and camped outside days before the November 14, 2007 opening!

The Civil Division’s second IKEA project consisted of the development of a 356,242 SF IKEA Store at Adamo and North 22nd Street in Tampa, Florida. The project is currently under construction and is expected to open May 2009.

 
WINTER SPRINGS TOWN CENTER PDF Print E-mail

Winter Springs Town CenterThe Winter Springs Town Center is a neo-traditional mixed use development located along SR 434 in Winter Springs. Phase I is a mix of retail shop space and high rise residential buildings located on the west side of Main Street. Lochrane provided planning, surveying, civil design/permitting and construction administration services for several retail buildings and all of the residential buildings in this phase of development. Phase II is a 45-acre tract on the east side of Main Street approved for almost 900 residential units, several parking garages, neighborhood parks, over 300,000 SF of office space and more than 400,000 SF of retail. Lochrane was the engineer of record for the master planning of this tract and the design and permitting of the initial 300 residential units, 50,000 SF of retail space and 2 parking garages. Extensive permitting was involved with Florida Fish and Wildlife Conservation Committee (FFWCC) to address a bald eagle nest and with St Johns River Water Management District to preserve existing wetlands and properly mitigate for the removal of other wetlands. Other services included land surveys, master drainage system design, Corps of Engineers Dredge & Fill permitting and the design of a major collector road through the property. Survey involved a complete ALTA/ACSM Boundary and Topographic Survey. Analysis of the property boundary and title work was performed. The topographic survey involved all visible improvements and roadway surveys.

 
WINTER GARDEN VILLAGE @ FOWLER GROVES PDF Print E-mail

Winter Garden VillageThis large 1.15 million square foot development is located in the City of Winter Garden between Winter Garden-Vineland Road and the Western Expressway, south of State Road 50. Part of the open-air center trend in the shopping-center industry, it includes a traditional town center with commercial activity that accommodates a mix of retail uses, office space and residential areas. Lochrane worked on the site plan as well as permitting and overall project management for the land development of the property. The roadway plans for Daniels Road, designed to go through the center of the commercial area, were also developed by Lochrane along with signing and pavement marking and maintenance of traffic plans. In addition, Lochrane completed the initial Boundary and Topographic Surveys for the project and has provided continuing survey services including Subdivision Platting and ALTA/ACSM Land Title Surveys.

 
WHOLE FOODS @ PHILLIPS CROSSING PDF Print E-mail

Whole Foods

The Civil team provided design, permitting and construction of a 145,000 square foot upscale shopping center in the Dr. Phillips area of Orlando at the corner of Sand Lake Road and Turkey Lake Road. A 50,000 square foot Whole Foods Market, the first new store for Whole Foods in the region, anchors the center. Other notable tenants include Seito Sushi, Golf Galaxy and Pei Wei Asian Diner.

Lochrane was the Civil Engineer designing the approximately 17.3 acre site that included a 131,000 SF commercial wholesale store, gas station, stormwater ponds, and associated parking and utilities. Offsite roadway improvements and traffic signal were also required.

Harbor Federal BankLochrane was Harbor Federal’s Florida Civil Engineer designing multiple drive-thru banking facilities in Central Florida and along the East coast. Bank locations include Palm Coast, Tradition, Stuart, Clermont, Clermont II, Palm Bay and Vista Lakes. Each bank shown below was a stand-alone facility from 3,000 – 6,000 square feet.

 
BOATSWAIN’S BEACH CAYMAN TURTLE FARM PDF Print E-mail

Cayman Turtle FarmLochrane provided land development services in association with the Nassal Company and Glatting Jackson to develop the newest theme park and extension of the Cayman Turtle Farm. Called Boatswain’s Beach, this modern facility is part of the restructuring plan developed after the devastating effects that Hurricane Michelle had on the Cayman Turtle Farm in November 2001. The 20-acre marine park offers a celebration of culture unique to the Cayman Islands, allowing guests to explore the wonders of the underwater world. This exciting adventure theme park features a more than one million gallon saltwater snorkel lagoon stocked with exotic fish, predator tank, aviary, Cayman Heritage street with craft vendors, nature trail, educational pavilion, research centre, restaurants and a 300,000 gallon fresh water zero entry pool with waterfalls and caves.

 
SEA WORLD CONTINUING SERVICES FOR INFRASTRUCTURE IMPROVEMENTS PDF Print E-mail

With a premium location and design characteristics, the first three phases consisted of three 12-story buildings and a clubhouse design in a European Boutique style. Located on the northeast corner of Universal Blvd and Carrier Drive, the heart of the International Drive Entertainment District, the resort is Orlando’s first Condo-hotel project consisting of over 1,000 high-rise unites.

PALM COAST LANDING PDF Print E-mail

Palm Coast Landing is a large open-air (power center) new Regional Retail development project located at the corner of Belle Terre Parkway and SR 100, in the City of Palm Coast Florida. It is part of the Palm Coast Town Center - a planned unit development. It contains over 390,000 SF of commercial development on 52 acres. Its major anchor tenant is the Target Corporation with its SuperTarget facility of over 189,000 SF. The overall property contains six tracts and included the development of Landing Boulevard, which has a unique roundabout design and internal access roads designed to distribute traffic in a uniform and calm manner.

 
CENTRAL FLORIDA COMMUTER RAIL TRANSIT (CFCRT) – NOW SUNRAIL PDF Print E-mail

SUNRAILA big project for Survey and Utility Coordination has been the Commuter Rail project, now known as SunRail. This project is for the purchase and conversion of the existing CSX rail corridor for use by commuter rail trains. For the past four years, Lochrane has been the lead surveyor as well as the utility coordinator for this Central Florida Commuter Rail project, now known as SunRail. This 61-mile project from Deland to Kissimmee involves full boundary and topographic surveys and underground utility location for portions of the project within the Initial Operating System (IOS). Lochrane oversaw the initial survey activities for the project in 2004 providing the initial control work for aerial photography along the project corridor. Starting in 2005, Lochrane was selected as the lead surveyor to coordinate the survey teams for all the survey activities within the project limits. Lochrane coordinated the activities, prepared the scope of services documents and facilitated team meetings with the FDOT, design engineers, title attorneys, CSX staff and each of the survey team members. The project includes utility coordination for the Initial Operating Segment, North and South Segments and for 6 station sites, including overseeing two other utility coordinators on the project. There is coordination between multiple utilities companies, municipalities, FDOT District 5, consultants and sub-consultants. The Design/Build Contract has now been awarded to Archer-Western and Lochrane is on the team to provide design survey support and utility coordination. UPTOWN ALTAMONTE PDF Print E-mail

On this multi-use development project Lochrane provided a Boundary and Topographic Survey, ALTA/ACSM Land Title Survey, Subdivision Platting, Legal Descriptions and Sketch of Descriptions. The City of Altamonte Springs created a vision for Uptown Altamonte. Developing an upscale urban lifestyle around Cranes Roost Lake has been the City’s highest priority over the last two decades. Uptown Altamonte is now a reality.

 
TURNPIKE (SR 91) - I-4 TO SR 429 PDF Print E-mail

This was a ten mile widening project where Lochrane provided the survey services. This project included preparation of a control survey as well as complete design and right of way survey and mapping services. The Survey Division prepared a full DTM survey that included traditional cross sections, radial surveys and other methods that included a combination of reflector-less total station surveys and GPS RTK-type location. Some of the side road surveys included the Turnpike Mainline right of way line for Orlando-Vineland, Conroy, Hiawassee, Apopka-Vineland, Maguire, SR 50 ramp, Beulah Road, Kirkman and Gotha Road. Lochrane also designated utilities and performed VVH’s. The project included bridge surveys along with full design surveys of 9 different stormwater pond sites. Lochrane also surveyed jurisdictional wetland lines, tied several subdivisions located along the project limits as well as prepared boundary surveys for each parcel that was acquired for the retention ponds.

 
SR 408 - OXALIS DR TO CHICKASAW TR PDF Print E-mail

This project ran along SR 408 corridor from Chickasaw Trail to Oxalis Drive and was approximately 1.345 miles in length. There were three main road crossings included in the project and these were Cosmos Drive, Goldenrod Road and Chickasaw Trail. The Surveying Division performed surface designation as well as VVH’s (verified vertically and horizontally) for 75 conflicts requested by the prime engineering. Lochrane also surface marked the utilities with the appropriate color accepted by Sunshine One Call of Florida and the utility companies. Because of the number of utilities contained in the SR 408 corridor, careful coordination was needed to account for those utilities before construction began on the project.

 
ALAFAYA TRAIL EXTENSION PHASE I PDF Print E-mail

A 4.8 miles extension of Alafaya Trail from the intersection of Alafaya Trail and Avalon Park Boulevard south to 1000 feet north of the Beach Line (SR 528) on which Lochrane provided civil engineering and survey. A public/private partnership project with the Developer (ICP) paying for the design and permitting and dedicating the right of way necessary for the project, this project involved relocation of gopher tortoise and the red-cockaded woodpecker. The project is currently under construction and Lochrane will be providing post design services as requested.

 
SR 26A (SW 2ND AVE.) FROM NW 38TH ST. TO NORTH-SOUTH DRIVE PDF Print E-mail

This 2 mile project consisted of new construction, milling and resurfacing and minor re-alignment. This involved retrofitting of existing urban storm water systems including pipes, inlets, and headwalls and the design of an innovative storm water treatment facility. The western pond is designed with many enhancements including fountains, waterfall, brick pavers, pedestrian seating, walkways, and lighting serving as the “western gateway” to the City of Gainesville. Coordination with the City of Gainesville, Alachua County, and the University of Florida involved both public and private meetings. Construction was completed in 2006.

 
HOLDEN AVENUE PDF Print E-mail

Lochrane continues to provide post-design services on this 1.3 mile project, a widening from two-lanes to four-lanes and extension from South Orange Blossom Trail to John Young Parkway for Orange County. This project involved two storm water ponds, including alternative evaluation for one of the three ponds, as well as wetland impacts and mitigation. Lochrane also provided full right of way and design survey services as well as the location of underground utilities. Right of way maps and legal descriptions were prepared for acquisition of new right-of-way including pond sites. The project included utility coordination with several utilities including detailed coordination with OUC, Comcast, Progress Energy and AT&T.

 
INNOVATION WAY-SR 528 INTERCHANGE PDF Print E-mail

Lochrane is currently working on final construction plans for this interchange and extension of Alafaya Trail to Aerospace Boulevard with connection to ICP Boulevard. The interchange will include a four ramp connection to SR 528. The extension to Aerospace Boulevard will be a 4-lane divided roadway, with the Aerospace Boulevard easterly extension to ICP Blvd being a 2-lane roadway. This project also involved Design Survey.

 
SR 10 - MCDUFF TO STOCKTON PDF Print E-mail

This 0.9 mile project, located in Jacksonville, consisted of plans for new construction to replace an existing 4-lane road with a base consisting of re-bar and concrete overlayed with asphalt. All of the construction took place within a narrow 60’ right of way making construction very difficult. Existing structures built right up to the right of way line made vibration monitoring a very important feature of this project. We also prepared Right of Way and Design Surveys including Underground Utility Location surveys for this project, as well as Right of Way maps and legal descriptions.

 
SR AIA - RIVERVIEW BLVD to SR 40 PDF Print E-mail

On this resurfacing and safety improvements project in Daytona Beach, Lochrane provided design services including utility coordination and survey. Running from Riverview Blvd to SR 40 for 4.1 miles, this project was an assignment under our Districtwide Misc Design No. 91 contract. Survey work included alignment surveys, aerial target placement and survey, DTM survey, Subsurface Utility survey, and detail drainage structures.
